The Jaguar Bay - Mexican Coastal Residential Tower

This project reworks an existing high-end residential development along Mexico’s coastline, retaining the approved tower plan while comprehensively re-masterplanning the broader site. The approach focuses on improving spatial efficiency, strengthening coastal responsiveness, and elevating the overall residential offering.

The revised masterplan introduces a more structured and legible arrangement of built form, carefully tiered to follow the natural gradient and orientation of the site. This stepped composition maximises view corridors and ensures that a majority of residences benefit from uninterrupted outlooks toward the ocean. The planning prioritises both privacy and outlook, balancing density with a sense of openness and retreat.

Complementing the retained tower, eight exclusive terrace residences are integrated into the lower levels of the site. These dwellings provide a more grounded living experience, with direct landscape access and generous outdoor spaces, while maintaining visual connectivity to the water. Together, the tower and terraces form a cohesive residential ensemble, unified through proportion, materiality, and landscape strategy.

The architectural expression draws from the coastal environment, with softened geometries and horizontal layering that echo the horizon line and the movement of the sea. Material selections are restrained and tactile, reflecting the tones of sand, stone, and sunlit surfaces, while deep overhangs and articulated façades provide shading and enhance environmental performance.

By retaining the efficiencies of the existing tower plan and rethinking the masterplan, the project delivers a more resolved, site-responsive outcome—one that enhances views, improves liveability, and establishes a clear relationship with its coastal setting.
